Find the absentee owners in a list you already have.
Bring a county export or any property list with property and mailing addresses. The checker marks where they differ, which owners mail from another state, which use a PO box, which are companies, trusts or estates, and where a homestead flag says otherwise. It adds its findings as new columns and runs in your browser.

Or drop a CSV here. Comma, tab or semicolon separated, up to 50 MB and 200,000 rows.
Your file is read by this page in your browser. It is not uploaded, stored or sent anywhere, and the check still works with the internet switched off.
Columns
Matched from your headers. Change any that are wrong; the results update as you go.
What it checks
Two addresses per row, read the same way every time.
Streets are compared after standardizing the usual variations, so “212 Sample Terrace” and “212 SAMPLE TER” match, and a unit number is kept apart from the street. The ZIP decides whether two matching streets are the same place; without one, the city does. Every finding lands in its own column, so you can sort, filter or overrule it.
- Same addressThe tax bill goes to the property. That usually means the owner gets mail there, not that every person there is the owner.
- Different address, same state or out of stateThe usual absentee signal. Out of state uses the state on each address, so a missing state is reported as unknown rather than guessed.
- Same building, other unitThe owner’s mail goes to another unit at the same street address, as with a condo owner who rents one unit and lives in another.
- PO box or mail dropHeld apart, because plenty of owners who live at the property use a PO box.
- Owner typeCompany, trust, estate or government, read from the owner name. A revocable trust often holds the owner’s own home, so a trust alone isn’t an absentee signal.
- HomesteadIf your file has a homestead or exemption column, a “yes” there keeps a row out of the candidate file even when the mail goes elsewhere, and the note says why.
Limits
A clue, not a finding about who lives there.
A mailing address on a tax roll is where the owner told the county to send the bill, sometimes years ago. People move without updating it, send it to an accountant or a relative, or keep a home they don’t live in full time. Treat a candidate as a property to research, not a fact about a person.
- It doesn’t supply a listBring your own: a property appraiser export, a list from your data provider or your own spreadsheet. The checker adds nothing that isn’t in your file.
- Homestead is as of January 1In Florida, the exemption goes to someone who holds title on January 1 and in good faith makes the property their permanent residence, or that of their dependents, under section 196.031. A sale or a move after that date won’t show yet.
- Values it can’t read stay visibleAn exemption code it doesn’t recognize is marked unclear, and a row without a street is marked missing instead of guessed.
- Next stepRead the three-address guide before you mail anyone, and check the file with the CRM CSV checker before you import it.
Florida homestead source: 2026 Florida Statutes 196.031, subsection (1)(a), checked October 13, 2026. Other states name and grant owner-occupancy exemptions differently, so map that column only if you know what your county’s codes mean.
