Skip tracing for land investors

Vacant land often has no one to meet at the lot. The search starts with the parcel number, the owner of record, and the tax mailing address. A phone number is a later step, and only for a person you have matched.

The short answerLook the parcel up on the county assessor or GIS map, copy the owner line and the mailing address, and keep the parcel number as the key. If the owner is an estate, a trust, or an LLC, that row needs the extra record before any outreach. Locate Next does not research heirs.

1. Parcel number before a street address

A vacant lot may not have a street address you can trust. The parcel number guide follows the assessor, the deed, and the owner mailing address without turning the mailing address into the lot's address. USA.gov's property records page points people to the local office that keeps those records. County names for the office differ. Use the county that assesses the land.

2. The tax bill address is its own column

The mailing address is where the owner told the county to send the bill. On vacant land it is often the only address in the file. Keep it separate from any phone-match address you add later. The absentee owner checker compares mailing and property addresses, and it holds a PO box apart because owners who live at a property also use PO boxes. For a lot with no house, "lives at the property" may not be a useful test. The checker still only sorts the columns you give it.

3. Estates, trusts, and companies

The surplus recovery page states the product limit in this situation: if the data provider reports someone as deceased, the result says so. Locate Next does not research heirs, and a possible relative stays off the former owner's row. Tracing a relative is a separate choice. Probate records, where a county keeps them, are outside that result.

An LLC on the owner line goes to the state filing, not to a guessed member. LLC owner lookup says some sources do not list managers or members. Wyoming and Delaware are two formation states whose articles do not have to name members. A trust or an estate on the owner line is a different owner type. Do not rewrite it as a living person because a relative appeared at a mailing address.

4. Mail, calls, and the rules that differ

This page does not claim that land buyers write first. Mail, phone, and email are different channels. The law page says the FTC Do Not Call materials it quotes are about phone calls, and that commercial email is the CAN-SPAM guide. It does not state a postcard rule. It also does not decide whether an offer to buy land is a telemarketing sales call. Read the linked pages and ask counsel before a dialer or a text.

Bulk skip tracing is how a parcel file is reviewed in a batch. What skip tracing is is the shared method. Locate Next is the product home. Land research is collected with the other workflows in skip tracing uses.

Common questions

How do I find out who owns a piece of land?

Find the parcel on the county assessor or GIS map and read the owner of record and the tax mailing address. Then read the latest deed for that parcel number. A phone number is a separate search after the name is confirmed.

What if the land owner is listed as deceased?

If the data provider reports that, Locate Next says so and does not research heirs. A possible relative stays off the former owner's row. Heir research is separate work.

Can skip tracing start from vacant land?

It can start from the owner of record and the tax mailing address, which is the same kind of input as any other property row. There is no resident at the lot to confuse with the owner. The match is still a provider link, not the deed. This site does not publish a success rate for vacant land or for any other list.
