1. Property record words
- Owner of record
- The name on the county deed or tax roll. It can lag a sale that has not been indexed yet. The property owner guide separates that name from a phone number.
- Deed, grantor, and grantee
- A deed is the recorded transfer. The grantor conveys. The grantee receives. Read the grantee before you search a company or a person.
- Assessor or appraisal district
- The county office that values property for tax and prints the owner of record and the mailing address. In Texas the appraisal district is the usual starting record for the Texas LLC guide.
- Parcel number
- The assessor's identifier for a parcel. Vacant land may have no street address, so the parcel number is the key. The parcel guide is the method.
- Absentee owner
- On this site, a row whose tax mailing address differs from the property address. The absentee owner checker also marks out-of-state mail, PO boxes, companies, trusts, estates, and a homestead flag when the file has one. A difference is a research test, not proof of where a person sleeps. The absentee skip tracing page uses that test.
- Tax mailing address
- The address the owner gave the county for the bill. It may be a PO box, an accountant, or a former house. Keep it in its own column, apart from the property address and apart from a phone match.
2. LLC filing words
- Registered agent
- The person or company named to accept legal papers. California calls the role agent for service of process. The agent field does not say the agent is a member. Is the registered agent the owner compares the state definitions.
- Organizer
- The person who forms the company. Wyoming's W.S. 17-29-201 uses that description and does not require the articles to name members. See the Wyoming guide.
- Member and manager
- Florida's Division of Corporations says a member is the equivalent of an owner, and that a manager may or may not be a member. California's Form LLC-12 instructions say a member is the owner of the LLC, similar to a shareholder, and they ask for managers when managers were appointed. Not every state lists either name. Delaware's certificate of formation does not have to. The LLC owner guide is the overview.
- Authorized representative (AR)
- Florida's label for someone a member or manager may appoint to execute and file records. The Division does not define AR as ownership. Details are on the Florida LLC guide.
- Public Information Report
- Texas Form 05-102. A domestic LLC lists all managers and, if it is member-managed, all members, plus any parent that owns 10 percent or more. The Comptroller displays the latest processed report. Texas LLC owner lookup has the fee and the confidential Ownership Information Report.
- Statement of Information
- California Form LLC-12. The instructions say to list each manager, or each member if no manager was appointed, with an address. Initial and periodic filing fees on the form are $20. The California guide also separates FTB Suspended from SOS Suspended.
- Foreign LLC
- An LLC registered in a state other than the one that formed it. California's status covers the California registration only. A Delaware or Wyoming formation can look empty of members until you open the property state's file.
- Beneficial ownership information
- Reports to FinCEN. FinCEN's page says companies created in the United States are exempt under the final rule effective August 14, 2026. The LLC owner guide states that those reports were never a public search. New York's separate filing, described on the New York guide, applies only to certain foreign-country LLCs and is not available under FOIL.
3. Skip tracing and outreach words
- Skip tracing
- Finding a current way to reach someone who is hard to reach. For a property list, that starts from the owner name and the addresses on the county row. The skip tracing guide is the method.
- Bulk skip tracing
- The same review on a whole file. Bulk skip tracing describes the list flow. This glossary does not restate a price.
- Match
- A provider's association among a person, an address, and a phone or email. It is not the deed and not consent. What a match proves is the limit, and this site does not publish an audited hit rate.
- Record ID
- Your identifier for a row, copied from the source file through to the export. CRM export is where that column is described.
- Do Not Call Registry
- The FTC's national list. The FTC's Do Not Call answers, summarized on the law page, say the TSR provisions cover campaigns to sell goods or services by interstate phone call, and they list exceptions. The registry page is not a mail rule.
- TCPA
- The Telephone Consumer Protection Act, 47 U.S.C. 227, and the FCC rule at 47 CFR 64.1200. Duguid (2021) held that an autodialer must use a random or sequential number generator to store or to produce numbers. The law page quotes the consent paragraphs.
- FCRA
- The Fair Credit Reporting Act. Section 1681b lists permissible purposes for a consumer report, including credit, employment, and insurance underwriting. The law page does not treat an offer to buy property as one of those named purposes.
- Surplus funds
- Money left after a foreclosure or tax sale pays what was owed. Who may claim it depends on the state and the case. The surplus recovery page says Locate Next does not file claims, hold funds, or decide who is owed money, and it does not research heirs.
Common questions
Is a registered agent an owner?
Not from the agent field. California and Florida define the agent as the recipient of legal papers. See the registered agent entry.
What is the difference between a member and a manager?
Florida says a member is the equivalent of an owner, and a manager may or may not be a member. California's Form LLC-12 lists managers when they exist and members when no manager was appointed. Delaware does not have to name members at all.
Does an absentee mailing address prove the owner lives elsewhere?
No. It shows the tax bill goes somewhere other than the property. The checker page says to treat that row as a property to research, not as a fact about a person.
